Your checklists
Declutter & Depersonalize
30% of your items need to go! If your home feels “naked” you are just about there! (Haha, but really)
Remove any kids / family photos from the fridge, walls, etc
One of the top areas buyers are looking for are storage areas: clear out closets and cabinets - make them as clean & neat as possible
Too much furniture, you can’t walk around easily — move it! Try to get it off of your property (and not hiding in the garage)
Closets: leave a little room on the rack, remove seasonal items if you have a lot of clothes! If it looks cluttered with clothes everywhere, they will assume that the house isn’t big enough for them or doesn’t have enough storage!
Deep Cleaning (just costs you your time)
Clean down baseboards, grout lines, the drawers
Fridge: needs cleaning

Paint is so expensive, try ebay & craigslist
Every Room Serves a Purpose
Dining room, there needs to be a dining table here - not a bed
Budget Staging Idea: if your realtor is not providing this for you — go look at the homes for sale, ask the realtor/seller “hey, I was curious if you had any interest in either donating or selling any of your pieces — these are items that I’m looking for” — you would be surprised how friendly neighbors are. Plus, sellers are exhausted by the time they are done and might appreciate it :)
Greenery
Photos very well & cozies up the space
Tip: Call local tree trimmers and ask if there are any plants leftover
Let the light in
Take down ugly or broken window treatments
If you need privacy: this is a temporary stage - YOU ARE SELLING!
All the lightbulbs need to be working
You don’t want the seller to walk in and think “the lights broken, I wonder what else is”
Bulb: choose a soft white (not florescent)
If things are broken — REPAIR THEM
Clogged sinks, drains, etc
De-pettify your house
A lot of people have allergies
If you can, bring the pets with you!
Move those water-bowls
Air fresheners - but not on high
You don’t want it to be too overpowering so that it feels like you are covering something up
Staging to make your home look expensive
Oversize it! Big item It’s better to pick 1 or 2 large items than small ones.
Mirrors & artwork - make sure it’s not hung too high (the middle of the piece should be around 60” above the floor)
White towels & bedding
Plush throw pillows - make sure these are in good condition or get inexpensive slipcovers
